The City Council approved Ordinance 24-O-1708 on April 21, 2025, to rezone the 0.532-acre parcel at 1409 Northwest Drive NW from R-4A (Single Family Residential) to MR-MU (Multifamily Multiunit), allowing a four-unit quadplex. The rezoning is conditioned on compliance with an amended site plan and eight development conditions, including front porch treatments and enclosed garage parking. The new MR-MU zoning permits multifamily residential uses such as duplexes, triplexes, and fourplexes, aligning site design with the existing neighborhood. The applicant, Sharifa Jackson, will develop a quadplex structure with all units fronting the street and centralized entry. Pet waste stations and screened communal trash areas are required on site. The rezoning maintains compatibility with the City’s Comprehensive Development Plan and impacts no public facilities adversely. The project promotes infill development on a currently vacant lot, adding market-rate rental housing to the NPU-G area of District 9.
