The City Council of Atlanta adopted a substitute ordinance to rezone approximately 10.13 acres (475,542 SF) at 501 Amsterdam Avenue NE (also 500), 549 Amsterdam Avenue, 538 Orme Circle NE, a portion of 530 Worchester Drive NE, and a portion of 500 Park Drive NE. The property was rezoned from R-4/BL (Single Family Residential/BeltLine Overlay) and C-1/BL (Community Business District/BeltLine Overlay) to PD-MU/BL (Planned Development/BeltLine Overlay). This rezoning allows for the construction of three mixed-use buildings along the BeltLine, including commercial use, office space, and 900 multi-family units. The project will include 180 affordable units, offering much-needed housing options and revitalizing an outdated shopping center. The proposed non-residential density was reduced from 490,000 SF to 240,000 SF, and residential density from 1,000,000 SF to 940,000 SF. Building heights were reduced from a maximum of 225 feet to a zoned approach with maximum heights of 85 feet, 140 feet, and 180 feet.
