The proposed development involves the construction of one duplex containing two family dwelling units. The approval is subject to various conditions, including adherence to approved site plans (SAP-21-113) and elevations, implementation of supplemental landscaping along the eastern property line, a maximum building height of 45 feet for specific units, and screening of fourth-floor terraces for units adjacent to single-family properties. Exterior materials are specified to be cementitious board panels and lap siding with low E glass. Access from adjacent properties is restricted, and there will be a maximum of two entrances.
