An ordinance to rezone the property at 2036 Phillips Drive SE from R-4 (Single Family Residential) to R-4A (Single Family Residential). The .239-acre parcel fronts 130 feet on the east side of Phillips Drive SE. The rezoning was recommended for approval by Staff, NPU, and ZRB. The purpose of this rezoning is to allow the lot to be compliant with its current pre-established use, as the property was previously subdivided and sold with this existing use. The change from R-4 to R-4A updates the minimum lot area requirement from 7,500 SF to 4,000 SF for newly subdivided lots, allowing for higher density development of single-family homes. The existing property consists of two lots, Lot A (10,446 SF) and Lot B (10,447 SF), both larger than the new R-4A minimum. The rezoning is considered compatible with Atlanta's comprehensive development plans and is not expected to negatively impact public facilities or the neighborhood character.
