The City of Atlanta City Council adopted an ordinance to rezone multiple parcels totaling 10.13 acres from R-4/BL (Single Family Residential/BeltLine Overlay) and C-1/BL (Community Business District/BeltLine Overlay) to PD-MU/BL (Planned Development/BeltLine Overlay). The property is located at 501, 549 Amsterdam Avenue NE, 538 Orme Circle NE, a portion of 530 Worchester Drive NE, and a portion of 500 Park Drive NE. This rezoning allows for the development of a mixed-use project known as Amsterdam Walk, which will include three mixed-use buildings with commercial, office, and 900 multi-family residential units, with an estimated completion date of 2028. The maximum combined residential and non-residential building square footage will not exceed 1,180,000 SF, with non-residential limited to 240,000 SF. Building heights are restricted between 85 and 140 feet, not exceeding nine stories. The development includes 180 affordable housing units at 50.01-80 percent of AMI and 720 units above 80 percent of AMI. Extensive conditions apply, including requirements for open space (minimum 20% usable), parking (maximum 1435 spaces), pedestrian and bicycle connectivity improvements, streetscape design, and green building standards (e.g., Bird Collision Deterrence and Light Pollution Reduction). Parking structures will be wrapped with intervening buildings or architectural screening.
