The ordinance amends and supplements Title Nine, Zoning Code, Article II, Chapter 903 of the Pittsburgh Code of Ordinances to reduce the required minimum lot sizes across all residential density subdistricts. Very Low-Density minimum lot size is lowered from 8,000 to 6,000 square feet; Low-Density from 5,000 to 3,000 square feet; Moderate-Density from 3,200 to 2,400 square feet; High-Density from 1,800 to 1,200 square feet; and Very-High Density maintains 1,200 square feet per lot. It also updates the corresponding minimum lot area per dwelling unit, adjusts site development standards including setbacks, and increases maximum building heights in RM subdistricts for High-Density (up to 85 feet) and Very-High Density (up to 180 feet). In addition, definitions in Chapter 926 are revised to reflect standardized dwelling unit densities (square feet per unit) for Low, Moderate, High, Very High, and Very Low-Density Residential designations. These changes provide greater flexibility for infill development, enable more efficient land use, and support the City’s housing goals.
