This decision approves a site plan amendment to previously approved I-2(CD) zoning (Petition 2020-049) for a 156.23-acre site located south of I-85 between Moores Chapel Road and Sam Wilson Road, allowing an increase from 1,530,000 to 3,000,000 square feet of telecommunications and data storage facilities in up to two phases. The amendment retains all prior commitments, including building footprint, buffer yards along adjacent residential areas, and off-site transportation improvements identified in the original Traffic Impact Study. It limits the additional floor area increase exclusively to telecommunications and data center uses, reduces total building phases from three to two, and maintains continuity with surrounding industrial development. The site’s proximity to I-85, Wilkinson Boulevard, and Charlotte-Douglas International Airport provides regional logistical advantages. The project supports equitable access to employment identified in the Equitable Growth Framework. All outstanding CDOT and departmental comments have been addressed, and the plan is consistent with 2040 Policy Map recommendations for Manufacturing & Logistics use.
