Hague Avenue, converting approximately 29.2 acres from M-2, Manufacturing District, and R, Rural District, to L-ARLD, Limited Apartment Residential District. The rezoning enables a 460-unit apartment complex with enhanced architectural standards and site design. The project includes building setbacks reduced to 15 feet along North Hague, a perimeter yard reduced to 5 feet, and garage heights increased from 15 to 16 feet. This rezoning is accompanied by a Council Variance (CV24-091) addressing those dimensional adjustments. Although the density exceeds the Trabue/Roberts Area Plan recommendation of 4-6 units per acre, city staff and the West Scioto Area Commission supported the project due to high design quality and alignment with nearby multifamily zoning. The plan includes commitments to tree preservation, landscaping, and transportation infrastructure contributions, including traffic lane improvements and contributions to intersection upgrades along N. Hague Avenue.
This decision enables infill development on underutilized land while supporting Columbus's goal of expanding housing supply. The project offers density and design efficiency on a corridor transitioning from rural and industrial to residential uses.
