The City Planning Commission approved a special permit application (C 240030 ZSM) by City Fresh Market LLC to establish a fresh food store at 121 East 125th Street in Manhattan's Community District 11. The store, approximately 14,000 square feet, will occupy portions of an existing commercial building across its ground and mezzanine levels. It will also feature an unenclosed 1,000 square foot outdoor accessory eating and drinking establishment. Located within M1-5/R7A and C2-4/R7A zoning districts in the East Harlem Rezoning Area, the special permit was granted after the Commission found that the store would enhance fresh food access in an underserved area, promote health and safety, and integrate well with the surrounding neighborhood. The design emphasizes natural light, wide aisles, and a diverse selection of healthy foods, with the outdoor seating further activating the streetscape.
