On December 4, 2025, the Nashville Metro Council approved a rezoning for the 5.79-acre 'Modera Chestnut Hill' site, changing the zoning from R6, MUL-A-NS, and IWD to a Specific Plan (SP) district. Developed by Mill Creek Residential, the project will establish a new mixed-use community with up to 400 multifamily residential units and 15 live/work units. The development replaces industrial and vacant parcels with new public amenities, including a dog park and sports courts, and features enhanced landscaping and pedestrian infrastructure. A key condition involves preserving the facade of the historic Steinhouse Supply Company building. Short-term rentals are prohibited within the development.
