This is a request to rezone 5.79 acres from R6, MUL-A-NS, and IWD to a Specific Plan (SP) district for a project known as Modera Chestnut Hill. The project is located south of Hart Street at the corner of 1st Avenue South. The proposed SP would allow for a mixed-use development with a maximum of 400 multi-family residential units, including up to 15 live/work units, while prohibiting short-term rentals.
