This is a request to rezone 5.79 acres from R6, MUL-A-NS, and IWD to a Specific Plan (SP) district for a project known as Modera Chestnut Hill. The project is located south of Hart Street at the corner of 1st Avenue South. The proposed SP would allow for a mixed-use development with a maximum of 400 multi-family residential units, including up to 15 live/work units, while prohibiting short-term rentals. The ordinance includes numerous conditions, such as working with staff on the incorporation of the historic Steinhouse Supply Company Building's exterior walls, addressing sidewalk and streetscape design along 2nd Avenue South, screening all parking, and complying with specific architectural standards.
