The Metro Planning Commission recommended deferral of a request to rezone 1.54 acres at 4901 Charlotte Avenue from Residential Single-Family (RS40) to Specific Plan (SP). The deferral, approved by a 7-0-1 vote, was requested by the applicant to address comments from Councilmember Allen and incorporate additional design modifications, including adjustments to building materials. The proposed SP district aims to permit up to 125 residential dwelling units and commercial uses. This marks a revised proposal from a previous 2022 request for 144 units and 2,000 SF of commercial space, which was later withdrawn. The current plan includes a minimum 15-foot building setback from Charlotte Avenue, a mix of residential unit types, parking at 1.25 spaces per residential unit, and a public gathering space. The site is strategically located at the intersection of Charlotte Avenue and 49th Avenue, directly across from the Nashville West Shopping Center.
