An ordinance to amend Title 17 of the Metropolitan Code, Zoning Regulations, regarding short-term rental units and parking ratios. The Metropolitan Nashville-Davidson County Planning Commission recommended approval (8-0) on October 17, 2024, with conditions. These conditions include amending Chapter 17.104.030 to apply to all short-term rental units and modifying Sections 17.40.410.F, 17.40.420.F, and 17.40.430.F of the Metro Zoning Code. The amendments replace existing language with a requirement for the Board of Zoning Appeals to approve all short-term rental units, not just owner-occupied ones. The bill also addresses parking ratios in various sections of the zoning code. The Ad Hoc Short Term Rental Committee also recommended approval (5-0) with the same conditions on October 29, 2024.
