The Jacksonville City Council approved a rezoning for a 7.49-acre site at 5713 Moncrief Road from Residential Low Density-60 (RLD-60) and Commercial Community General-2 (CCG-2) to a Planned Unit Development (PUD). The PUD will permit the development of a commercial business park, described as the 'Moncrief Commercial Office Complex,' which will include up to 113,175 SF of office and warehouse space. The Planning Department initially recommended denial, citing concerns about encroaching intense commercial uses into an established residential area. However, the Planning Commission recommended approval with conditions, which the City Council adopted. These conditions include prohibiting certain uses like linen supply and freight movers, limiting sign companies to 5,000 square feet, and restricting building height to 20 feet along Rutledge Avenue. The final approval was passed by a 14-1 vote.
