The Jacksonville City Council approved a small-scale future land use map amendment for a 3.99-acre property at 4065 Magill Road. The amendment changes the land use designation from Low Density Residential (LDR) to Neighborhood Commercial (NC). This change is intended to facilitate the development of neighborhood-scale commercial uses in a rapidly growing area of the city. A companion rezoning application (2025-752) from Residential Rural-Acre (RR-Acre) to Commercial Neighborhood (CN) is being processed concurrently. The Planning Commission recommended approval with a 6-0 vote. The City Council's final approval was unanimous at 16-0. The site currently contains a single-family residence. Two potential development scenarios were analyzed: a 78,212 SF shopping plaza or a 79-unit low-rise multifamily project. The change aligns with the Northwest Jacksonville Vision Plan to promote convenient, neighborhood-scale retail.
