The Jacksonville Planning Commission and Land Use & Zoning Committee recommended approval for the rezoning of a 3.99-acre parcel at 4065 Magill Road. The request changes the zoning from Residential Rural-Acre (RR-Acre) to Commercial Neighborhood (CN) to allow for the development of low-intensity commercial retail uses. The property is located at the southeast corner of Magill Road and Pritchard Road. The proposal was found to be consistent with the city's 2045 Comprehensive Plan, which calls for Neighborhood Commercial uses in this area. A companion small-scale land use amendment (2025-0751) was also processed concurrently. The Planning Department staff recommended approval, finding the change compatible with surrounding development. The Planning Commission voted 6-0 for approval, and the Land Use & Zoning Committee subsequently voted 5-0 in favor.
