The applicant, Vrihi Development, LLC, sought to modify an existing Planned Unit Development (PUD) to introduce additional commercial uses, including a service station, oil change facility, and auto laundry. The proposed site plan features a 5,562-square-foot Express Oil Change and a total commercial development potential of up to 40,000 square feet across four outparcels. Planning Department staff also supported the application, confirming its consistency with the city's 2045 Comprehensive Plan and the Community/General Commercial (CGC) land use designation. The commission's vote was a unanimous 6-0 to approve the recommendation, which will now be forwarded to the City Council's Land Use & Zoning Committee for further review.
