The Zoning Committee approved a variance for a property in the R-4 Residential District to allow the construction of a new two-unit dwelling on a lot that already contains a single-unit dwelling. The applicant, Jared Bock, received variances from multiple sections of the Columbus City Codes. These included relief from requirements for parking (reducing from six spaces to zero), lot width (from 50 feet to 35 feet), lot area per unit (from 5,000 sq ft to 1,225 sq ft), street frontage for the existing unit, and reduced side and rear yard setbacks. The approval allows for a total of three residential units on the 0.10-acre parcel. Both the Columbus South Side Area Commission and city staff recommended approval, finding the proposal consistent with the Near Southside Plan's goal for 'Medium Density Mixed Residential' uses in the area. The approval is conditioned on the development conforming to the submitted site plans and elevations.
