The city council approved a request for nine variances to allow the construction of a two-story accessory dwelling unit (ADU) and a third-floor addition to the existing single-family home on a 0.10-acre lot. The property is located at 465 E. Beck St. in the R-2F Residential District. The approved variances address multiple non-conformities, including allowing two primary dwellings on one lot, reducing the minimum lot width from 50 to 32 feet, and decreasing the required lot area from 12,000 to 3,072 square feet. Further variances permit a reduction in required parking from four to two spaces, decreased side and rear yards, and an increase in the main building's height from 35 to 37 feet. The detached garage will be demolished to make way for the new ADU. Both the Columbus South Side Area Commission and city staff recommended approval, finding the project consistent with the South Side Plan's goal for 'Medium-High Density Residential' use.
