The Chicago City Council approved a zoning change for 1313 S. Talman Ave., reclassifying the property from RT-4 Residential Two-Flat, Townhouse and Multi-Unit District to RM-4.5 Residential Multi-Unit District. The applicant plans to construct a new three-story residential building containing three dwelling units on the 2,660-square-foot lot. The proposed structure will measure 34 feet 10 inches in height and have a floor area of 4,251 square feet (1.60 FAR). The project, which is located in a Transit Served Location, will include two off-street parking spaces. A variation was also approved to reduce the rear setback.
