The Chicago City Council has approved a zoning change from C1-3 Neighborhood Commercial District to B3-3 Community Shopping District for a property at 136 N. Kedzie Avenue. The applicant, The Michaels Development Company I, L.P., plans to construct a 5-story, mixed-use building on the site. The development will feature 51 affordable dwelling units, approximately 3,800 square feet of ground-floor commercial space, and 12 on-site accessory parking spaces. The total building area will be 65,606 square feet on a 19,525 square foot lot, with a maximum height of 80 feet. The project benefits from its transit-oriented location near the Kedzie and Lake Green Line CTA Station, which allows for a reduced parking requirement.
