The Chicago City Council has approved a rezoning for the property at 2852-56 N Southport Ave from B3-2 Community Shopping District to B1-2 Neighborhood Shopping District. The applicant, Jacksongeorge LLC, requested the change to meet the bulk and density standards of the B1-2 district, fulfilling an agreement with a local community group to revert the property to its prior zoning. The site is currently developed with a mixed-use building containing a ground-floor bar/restaurant, six residential units on the upper floors, and two additional units in a coach house. The project will maintain the existing eight dwelling units and approximately 4,600 square feet of commercial space, with no changes to the building's height or parking. The final ordinance was passed on November 14, 2025.
