The Chicago City Council has approved a zoning change from C1-1 Neighborhood Commercial District to B2-2 Neighborhood Mixed-Use District for the property at 2249 West Belmont Avenue. The applicant proposes to redevelop the 6,250 sq. ft. lot with a new four-story, six-unit residential building with an attached garage. The building will be 44 feet-11 inches in height and have a Floor Area Ratio of 2.11 (13,188 square feet). As a designated Transit Served Location, the project received an administrative adjustment to increase its off-street parking from the required three spaces to six, and to reduce the rear setback.
