The change was necessary because the previous B3-3 zoning restricted new tavern licenses within 400 feet of existing establishments, a restriction not present in the C1-3 district. The building also contains seven residential dwelling units on the upper floors, which will remain. The commercial space measures 1,210 SF, and the building height will remain unchanged.
