Rezoning of Property: Southeast Corner of Avenue 6E and 48th Street

The City of Yuma has approved the rezoning of approximately 77 acres of property from the Agriculture (AG) District to the Low Density Residential (R-1-6, R-1-8, and R-1-12) Districts. This development will feature graduated densities, with smaller lots at the north end and larger lots at the south end. The rezoning allows for a total of 298 residential lots, ranging from 6,000 square feet to 12,000 square feet. This contrasts with previous applications that aimed to develop an entire Low Density Residential (R-1-6) single-family subdivision with over 350 lots.

Why it matters

This rezoning is significant as it supports residential development in the area while aligning with the city’s strategic goals of being safe, prosperous, respected, and responsible. The development will include sound attenuation measures for homes due to the proximity to Marine Corps Air Station (MCAS) Yuma. The project also addresses the need for additional residential development opportunities due to the potential loss of developable land adjacent to the BMGR and the ongoing expansion discussions of MCAS Yuma.
